DOWNTOWN ORLANDO

POPULATION: 200,000 | WALKABILITY: 73

DOWNTOWN ORLANDO THRIVES ON BLENDING CHARM WITH SOPHISTICATION. WHILE FEEDING THE SWANS AND VISITING THE LIBRARY IS FUN, IT ALSO DOESN’T HURT TO BE ABLE TO WALK (OR PEDI-CAB) HOME AFTER A WEEKNIGHT OUT AT THE BARS, RESTAURANTS OR ART GALLERIES.

Literally the hub for Central Florida’s art and culture hotspots, you will be able to be near Modern Art, Classical Music or Historical Exhibits. Also, hungry residents can literally walk downstairs and check out the Eola Farmers Market on Sundays or take their pick of gourmet brunch on a brick-lined street in quaint Thornton Park. Just south of Downtown Orlando, Delaney Park residents can take their lunch break and relax by the newly rebuilt fountain.

Hundreds of apartments and single-family residences are sprinkled throughout Downtown Orlando. Condos with spectacular balcony views are also available.
Feeling guilty from the too many martinis last night? Hit up one of the community recreation centers or bike paths to get back in shape.

Also, near the Amway Arena, you are a just a few blocks away from live entertainment from some of the best artists in the country, and sporting events like the Orlando Magic. Also, the Lynx Transportation makes it easy to get around if you don’t feel like breaking a sweat or driving. If public transportation is not your thing, you can always sport a segway people-mover which seems to be gaining popularity in the streets of Downtown Orlando.

It’s one of Orlando’s newest and most sought after designed communities. Baldwin Park offers excellent educational opportunities at some of the best Florida schools. In fact, students can walk to the best public high schools, middle schools and elementary schools that Orlando and Winter Park have to offer. The Winter Park High School campus borders the neighborhood, and the Audubon Park Elementary School is now located within Baldwin Park. Glenridge Middle School borders Blue Jacket Park and is a short walk for many residents.

Called College Park for its beautiful residential streets that are named after American Universities such as Princeton, Harvard and Yale, this tranquil neighborhood offers a quality of life unparalleled by other area communities. Its upscale blend of small-town, inner-city living has long been home to many of Orlando’s business and community leaders and young professionals. In fact, College Park’s charm is defined as much by the diverse mixture of residents as it is by its ancient oak trees, brick-paved streets and historic older homes. Most of the bungalow homes were built in the early 1900’s. Investors, as well as young professionals, have renovated many of the older homes in College Park, turning this area into a trendy, popular place to call home. While in close proximity to Winter Park’s shopping district, College Park has a vibrant downtown area of its own along Edgewater Drive, where you will find shops, Publix, eateries, parks and businesses lining a delightful pedestrian oriented downtown area. Notable lakes include: Lake Adair, Lake Ivanhoe, Lake Concord,  and Lake Silver.

Delaney park offers a newly renovated park and charming fountain, 3 baseball fields, tennis courts, park space and quite brick lined streets. Here you will find larger lot sizes then those in Thornton or even College Park. Plus this area is zoned for some of the best schools in Central Florida, with the elementary/middle school being set up as a charter school, all the benefits of a private school but without the prices. Enjoy a weekend stroll to the Farmers Market or a relaxing bite at 309 Mills Cafe. Looking for a little more exercise take your dog over to meet one of the others for a rousing game of frisbee at Cherokee Park or a pick up game of flag football at Al Coith Park. Whatever your fancy you’re sure to find it here among the historic tree lined street of Delaney Park. Eclectic Condos, Bunglows, Colonial revivals, Mediterranean mansions and new construction are intertwined in this area. I have the inside scoop as a local resident of some new upcoming developments in the area.

Lake Como district has a unique layout, the lake itself is the main focal point of the neighborhood, with the community set up in a concentric circles around the lake. The Lake Como Park in the fall of the year is absolutely breath taking, one of the rare places in Central Florida to see abundance of fall foliage. (Shh a true residents secret)  Here residences can enjoy the minutes drive or bike into downtown Orlando or enjoy trendy bars and restaurants in the MILK District. Try Pom Pom Tea House one of my favorites or Parlour Salon a quaint salon with eclectic decor and warm friendly faces. Ask for Rameh. Here residents of Lake Como enjoy a strong sense of community and yesteryear hospitality. An affordable option to that of Thornton and Delaney Park, Lake Como offers many bungalow style homes, 1950s ranch and infill construction homes. A perfect place for anyone to call home.

Units equipped with well appointed gourmet kitchens, stunning master bathrooms and floor to ceiling windows. The Star Tower has to have one of my favorite looking kitchens with ultra modern and sleek designs, stainless steel drop down hoods, Wolf and Subzero appliances and expansive, yet elegant spacing open to the entire living space. While Start Tower is just steps from everything downtown has to offer this development is not in the middle of everything, but what it lacks in location it makes up for in style.
